Everything you need to know about buying off-plan and ready property in Dubai — from fees and payment plans to Golden Visa and mortgages.
Yes. Foreign nationals can buy freehold property in Dubai’s designated freehold areas — including Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay, DAMAC Hills and many more. You do not need to be a UAE resident to buy.
For most purchases you need a valid passport copy. UAE residents also provide their Emirates ID. If you buy with a mortgage, the bank will ask for proof of income and bank statements. We tell you exactly what is needed for your specific property.
Yes. Many developers allow you to reserve and pay online, and ready-property transfers can be completed through a Power of Attorney. Our team guides overseas buyers through every step remotely.
Once the price is agreed and the paperwork is in order, a cash transfer of a ready property can often be completed within a few weeks. Mortgage purchases usually take longer because of bank approval and valuation.
An off-plan property is bought directly from the developer before or during construction. Buyers usually benefit from launch prices, a wider choice of units and flexible payment plans spread over the construction period.
Payment plans vary by project. Typically you pay a booking amount and down payment (often around 10–20%), followed by instalments during construction and the balance at handover. Some developers also offer post-handover plans that let you pay part of the price after you receive the keys.
In Dubai, payments for registered off-plan projects are made into escrow accounts regulated by the Dubai Land Department and RERA. Developers can only draw funds as construction progresses. We only recommend projects from established, reputable developers.
We work with leading UAE developers including DAMAC, Binghatti, Danube, Sobha, Azizi, Nakheel, Meraas, Dubai Properties, Al Habtoor, Aldar, Imtiaz, Ohana and more.
The main cost is the Dubai Land Department (DLD) transfer fee of 4% of the property price, plus registration and trustee office fees. For resale purchases there is usually an agency commission. Fees can change, so we confirm the exact costs for your property before you commit.
Yes. UAE banks offer mortgages to residents and many non-residents. For a first home, expats can usually borrow up to around 80% of the value for properties under AED 5 million (lower for higher-value homes). Terms depend on the bank and your profile.
Property investors may qualify for the 10-year UAE Golden Visa when their property investment is worth AED 2 million or more, subject to the current government conditions. We can guide you on eligible properties.
Owners pay annual service charges to maintain the building and community, plus utilities. Service charges differ by community and are regulated by RERA. We share estimated running costs before you buy.
